The evidence problem

Opinions age, measurements don’t

Building surveying runs on defensible evidence: the condition survey that supports an acquisition, the schedule that survives a dilapidations negotiation, the area figure an insurance reinstatement assessment hangs on. When the evidence is a handful of ground-level photos and a disto, the argument is only ever as strong as the access was.

Norelo changes the access. Drones put close-up 4K eyes on every roof slope, chimney head and façade without scaffold; laser scanning records the whole building geometry in one visit; and everything is measured, dated, geolocated and archived, so your professional opinion stands on data that can’t be argued with.

Where the data earns its fee

Through the surveying casebook

Acquisition & technical due diligence. A drone inspection and scan in one visit gives the purchaser’s report full-coverage roof and façade evidence plus verified floor areas, delivered at deal speed, and the archived data keeps answering questions the lawyers haven’t asked yet.

Dilapidations. Interim and terminal schedules built on geolocated, dated imagery are hard to argue with; a point-cloud baseline at lease start makes the end-of-term comparison a measurement exercise rather than a memory contest. Landlord or tenant side, the same data serves.

Planned maintenance. Whole-portfolio roof and fabric capture on a repeatable cycle turns PPM budgeting from ladder-and-binoculars sampling into complete, comparable records, year against year, building against building, all in one portal.

Reinstatement cost assessments. The GIA behind an RCA is usually inherited, estimated or optimistic. A measured figure with marked-up plans takes an afternoon to capture and removes the single largest uncertainty in the assessment, and in the premium it drives.

Party wall & neighbourly matters. A scan and photographic record of the adjoining property before works start is the schedule of condition perfected: complete, millimetre-accurate and beyond recollection disputes when cracks are alleged later.

The practice angle: all of it is available white-label. Your report, your badge, your client relationship, our aircraft, scanners and CAD desk behind it. Many practices treat us as their field team; their clients simply see a better-evidenced report.

Building Surveying FAQs

Good to know

Can drone imagery support a dilapidations claim?

Yes, and it routinely does. Geolocated, dated, close-up imagery of roofs and façades, tied to annotated overview plans, evidences condition in a way ground-level photography can’t, and the archive proves what was recorded and when. Your schedule makes the case; our capture makes it stick.

Can you verify GIA for a reinstatement cost assessment?

Yes. We measure the building to the RICS 3rd edition and issue GIA with marked-up plans showing the measurement line and every inclusion and exclusion, a traceable figure to build the assessment on, instead of an inherited one to hope about.

Do you work white-label for surveying practices?

Yes, it’s core work. Capture, processing and drawings delivered under your badge, with your practice fronting the client relationship throughout. See the practice-to-practice page for how it runs.

Does a drone inspection replace my inspection?

No, it arms it. We provide complete close-up visual evidence of fabric you can’t safely reach; the professional assessment, and the signature, stay yours. Think of it as scaffold-free access with a perfect memory.

Can you capture a baseline before neighbouring works start?

Yes. A registered point cloud plus photographic record of the relevant elevations and interiors fixes the property’s condition in millimetres before demolition or piling begins next door, the definitive schedule of condition if damage is alleged later.

How fast can you support an acquisition?

Quote usually within one working day, mobilisation typically within days subject to airspace and access, and priority reporting when the deal timetable demands it. Tell us the exchange date and we’ll programme backwards from it.

Do you cover tenements and common repairs?

Extensively, it’s Glasgow home ground. Drone capture of shared roofs, chimney heads and rear elevations gives factors, owners and their surveyors the same clear evidence to agree scope and apportion cost from, see our Glasgow inspection page.
